Works complete on large logistics warehouse in Poyle Industrial Estate

Logistics real estate developer Panattoni has successfully completed the construction of an 80,000 square foot warehouse designed specifically for last-mile deliveries, strategically located near Heathrow Airport. This facility is part of the last-mile logistics sector, which focuses on the final leg of delivery directly to customers’ doorsteps. Notably, this project was developed on a speculative basis, meaning it was built without a specific tenant in mind, leaving the next chapter open for which company will ultimately occupy the space.

Project Overview

Planning consent for this ambitious project was granted by Slough Council in December, with construction commencing in February of this year. During the application phase, Panattoni highlighted the significant demand for such large-scale logistics units, which typically range from 50,000 to 100,000 square feet, while noting the current market’s limited supply.

Panattoni Poyle 80, situated at the southern end of the Poyle Industrial Estate on Horton Road, encompasses approximately 12,000 square meters. The development is nestled within an area that includes the existing World of Colour Service, enhancing its logistical appeal.

Sustainability and Features

This new facility is a net-zero carbon development, constructed to adhere to high sustainability standards. It boasts a BREEAM rating of ‘Excellent’ and an energy efficiency rating of ‘A’, reflecting Panattoni’s commitment to environmentally responsible building practices.

Future occupants of Panattoni Poyle 80 will benefit from a range of practical features, including:

  • A 50-meter service yard
  • Five loading dock doors
  • Two ground-level access doors
  • An interior space with a height of 12.5 meters
  • 37 parking spots, with 20 percent equipped with electric vehicle charging stations

Strategic Location

Positioned in one of Greater London’s most established logistics hubs, near junction 14 of the M25, the warehouse offers unparalleled access to the UK’s largest cargo terminal at Heathrow Airport. This prime location is expected to attract businesses looking for efficient distribution solutions.

Alex Mitchell, Development Manager for South East and London at Panattoni, remarked on the significance of this development: “Poyle 80 represents a rare ultra-urban last-mile opportunity that is perfectly positioned to serve as a central distribution hub for businesses with global ambition. The facility’s proximity to Heathrow and the M25 ensures seamless access to both local and international markets, making it an ideal solution for companies focused on e-commerce and e-fulfilment operations.”

Letting agents for Panattoni Poyle 80 include DTRE and ACRE Capital Real Estate, who will play a crucial role in identifying the right tenant for this state-of-the-art facility.
